Martin County Single Family Homes November 2024 Market Report

The Martin County Single Family Homes real estate market had mixed sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down 3.8% from last year (they were up by 16.3% in October). At the same time, new pending sales were up by 29.8% compared to last year (which increased by 7.4% last month).

Prices deteriorated for November when compared to last year.  The median sales price decreased by 7.6% from last year (up by 7.5% in October) and the average sales price decreased by 17.7% (up by 19.6% last month). Full year analysis next month will reveal the actual trend in prices.

The inventory of available single-family homes increased by 33 homes this month to 800. This is a 36.8% greater inventory than last November.  The current supply of homes is 5 months.  For November of last year, it was 3.6 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Martin County Single Family Homes October 2024 Market Report

The Martin County Single Family Homes real estate market had mixed sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down 16.3% from last year (they were up by 7.6% in September). At the same time, new pending sales were up by 7.4% compared to last year (which decreased by 23.8% last month).

Prices improved for October when compared to last year.  The median sales price increased by 7.5% from last year (up by 3.9% in September) and the average sales price increased by 19.6% (up by 22.1% last month).

The inventory of available single-family homes increased by 231 homes to 767. This is a 43.1% greater inventory than last October.  The current supply of homes is 4.8months.  For October of last year, it was 3.3 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The Martin County single-family home real estate market continued to show weaker sales activity when compared to last year. Prices were down for the quarter while the inventory continued to rise. Interest rates remain high, though they will soon start to come down. I expect sales to remain sluggish for the short term, though we remain in a seller’s market for Martin County single-family home sales.

The Martin County Single Family Homes real estate market had a small increase in sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were up by 7.6% from last year (they were down by 6.1% in August). At the same time, new pending sales decreased by 23.8% compared to last year (which increased by 13.7% last month).

Prices were up for September when compared to last year.  The median sales price increased from last year by 3.9% (up by 0.4% in August) while the average sales price increased by 22.1% (down by 7.9% last month).

The inventory of available single-family homes increased by 29 homes to 742. This is a 61.0% greater inventory than last September.  The current supply of homes is 4.6 months.  For September of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 6.1% from last year (they were up by 4.1% in July). At the same time, new pending sales increased by 13.7% compared to last year (which increased by 2.5% last month).

Prices were mixed for August when compared to last year.  The median sales price increased from last year by 0.4% (down by 6.6% in July) while the average sales price decreased by 7.9% (down by 31.0% last month).

The inventory of available single-family homes increased by 9 homes to 713. This is a 54.3% greater inventory than last August.  The current supply of homes is 4.4 months.  For August of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Closed sales were up by 4.1% from last year (they were down by 6.2% in June). At the same time, new pending sales increased by 2.5% compared to last year (which increased by 8.3% last month).

Prices were lower for July when compared to last year.  The median sales price decreased from last year by 6.6% (up by 4.4% in June) while the average sales price decreased by 31.0% (up by 22.6% last month).

The inventory of available single-family homes decreased by 23 homes to 704. This is a 48.8% greater inventory than last July.  The current supply of homes is 4.3 months.  For July of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Prices were higher for June when compared to last year.  The median sales price increased from last year by 4.4% (down by 9.2% in May) while the average sales price increased by 22.6% (up by 6.1% last month).

The inventory of available single-family homes decreased by 5 homes to 727. This is a 55.7% greater inventory than last June.  The current supply of homes is 4.5 months.  For June of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Closed sales were down by 0.5% from last year (they were down by 2.0% in April). At the same time, new pending sales decreased by 1.6% compared to last year (which decreased by 0.5% last month).

Prices were mixed for May when compared to last year.  The median sales price decreased from last year by 9.2% (up by 6.6% in April) while the average sales price increased by 6.1% (up by 2.2% last month).

The inventory of available single-family homes decreased by 53 homes to 722. This is a 55.9% greater inventory than last May.  The current supply of homes is 4.4 months.  For May of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

This is a 44.5% greater inventory than last April.  The current supply of homes is 4.1 months.  For April of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Prices were lower for March as compared to last year.  The median sales price decreased from last year by 2.4% (up by 20.4% in February) while the average sales price decreased by 14.0% (up by 5.9% last month).

The inventory of available single-family homes increased by 14 homes to 691. This is a 41.3% greater inventory than last March.  The current supply of homes is 4.2 months.  For March of last year, it was 3.1 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

At the same time, new pending sales increased by 2.5% compared to last year (which increased by 9.0% last month).

Prices were higher for February as compared to last year.  The median sales price increased from last year by 20.4% (down by 0.7% in January) while the average sales price increased by 5.9% (up by 56.2% last month).

The inventory of available single-family homes increased by 41 homes to 677. This is a 31.5% greater inventory than last February.  The current supply of homes is 4.1 months.  For February of last year, it was 3.3 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7 month supply of inventory.

We continue to face some economic uncertainties, though mortgage rates appear to have peaked and have started to decline. Closed sales were down by 5.3% from last year (they were down by 2.3% in December). At the same time, new pending sales increased by 9.0% compared to last year (which decreased by 4.9% last month).

Prices were mixed for January as compared to last year.  The median sales price decreased from last year by 0.7% (up by 1.8% in December) while the average sales price increased by 56.2% (up by 5.4% last month).

The inventory of available single-family homes increased by 46 homes to 636. This is a 20.0% greater inventory than last January.  The current supply of homes is 3.9 months.  For January of last year, it was 3.3 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report showed slower sales activity from last year. We continue to face some economic uncertainties, though mortgage rates appear to have peaked and have started to decline. Closed sales were down by 2.3% from last year (they were up by 24.5% in November). At the same time, new pending sales decreased by 4.9% compared to last year (which increased by 8.8% last month).

Prices were up for December as compared to last year, however not as fast as in previous months.  The median sales price increased from last year by 1.8% (up by 12.8% in November) while the average sales price increased by 5.4% (up by 41.8% last month).

The inventory of available single-family homes increased by 5 homes to 590. This is an 18.2% greater inventory than last December.  The current supply of homes is 3.6 months.  For December of last year, it was 3.1 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7 month supply of inventory.

The inventory continues to grow and buyers seem to be returning to this segment of the Florida real estate market. I sense a turnaround in this market and that we are reentering into a historically normal real estate market.

Martin County Single Family Home Sales 2023 Yearly Review

The Martin County Single Family Home Sales for 2023 as reported by Florida Realtors is now showing the turnaround the real estate market has experienced with prices that rose too rapidly and increasing mortgage rates. Though the numbers are improving from the previous year, signaling that a turnaround may be underway. Year-to-year closed sales were up by 0.1% (were down by 30.1% in 2022) and new sales under contract (new pending sales) increased by 1.3% (was down by 30.3% in 2022).

Both median and average sales prices continued to rise (2022 to 2023) by 3.5% and 2.5% respectively.  This rate while positive is not as high as last year which was 17.8% and 7.2% respectively in 2022.

The inventory of available homes for sale rose by 18.2% from 2022.  While the monthly supply of homes increased to 3.6 months. Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor the buyer has an advantage.

The inventory of available homes for sale declined for the second month in a row. Closed sales were up by 24.5% from last year (they were up by 19.4% in October). At the same time, new pending sales increased by 8.8% compared to last year (which increased by 10.7% last month).

Prices were up for November as compared to last year.  The median sales price increased from last year by 12.8% (up by 0.7% in October) while the average sales price increased by 41.8% (down by 21.1% last month).

The inventory of available single-family homes increased by 49 homes to 585. This is a 12.5% greater inventory than last November.  The current supply of homes is 3.6 months.  For November of last year, it was 3.1 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7 month supply of inventory.

The inventory of available single-family homes increased by 75 homes to 536. This is a 2.9% greater inventory than last October.  The current supply of homes is 3.3 months.  For October of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The Martin County single-family home real estate market is now showing weakness in the overall single-family home market. Prices were also slightly higher than last year. Inventory dropped for the first time in many months. However, sales remain quite active when compared to a normal market. The Martin County single-family real estate market remains in a strong seller’s market. I doubt that we will see any improvement in this market until rates begin to recede.
